Holding Deposit, Contract, and Notice Policy

At More Homes Group, we are committed to transparency and fairness in all dealings between tenants and landlords. Below are the terms related to holding deposits, tenancy contracts, and notice periods.

For Tenants

Non-Refundable Holding Deposit

  • Once a holding deposit is paid and the tenancy agreement is signed, this deposit becomes non-refundable.

Non-Refundable Pre-Move-In Payments

  • Any payments made by the tenant before moving into the property, after signing the tenancy agreement, are also non-refundable.

Commitment to the Tenancy

  • By signing the tenancy agreement, tenants agree to the terms of the lease and commit to occupying the property.
  • If a tenant decides not to proceed with the tenancy after signing the agreement, all payments, including the holding deposit and pre-move-in payments, will not be refunded.

One-Month Notice Requirement

  • Tenants must provide a written one-month notice before vacating the property.
  • Failure to provide adequate notice may result in financial penalties as outlined in the tenancy agreement.

Why This Policy Exists

  • Holding deposits and pre-move-in payments secure the property and ensure it is not offered to other prospective tenants.
  • These payments compensate landlords for potential financial losses due to tenant cancellations or insufficient notice.

Note: Tenants are encouraged to carefully review the tenancy agreement before signing and making any payments to ensure full understanding of their commitments.

For Landlords

Timely Communication

  • Landlords must ensure the property is ready and adhere to the agreed terms once the tenancy agreement is signed, and payments are made by the tenant.

One-Month Notice Requirement

  • Landlords must provide tenants with a written one-month notice if they require the property to be vacated.
  • This notice ensures tenants have sufficient time to make alternative arrangements and helps to avoid disputes.

Fair Practices

  • This policy safeguards landlords against disruptions caused by tenant cancellations while fostering trust and transparency in the rental process.

Purpose of the Policy

This policy is designed to:

  1. Protect the interests of both tenants and landlords.
  2. Ensure fairness, transparency, and efficiency in the rental process.
  3. Compensate landlords for losses due to cancellations or insufficient notice.

By adhering to these terms, More Homes Group ensures a seamless, professional, and fair rental experience for all parties involved.
